Scope before style
Decide what has to be renewed (roof, waterproofing, installations, structure) before deciding finishes. It sets the real budget.

Which licence
Minor works are usually processed by a declaración responsable; structural changes, extensions and façade changes normally need a licencia de obra mayor with a technical project.
Live in it or empty it
Full renovations go faster and cleaner in an empty house. Phasing is possible but adds time and cost.
Timing around the season
Many urbanisations restrict noisy works in summer, and August slows suppliers and town halls. Starting in autumn is often ideal.

VAT is generally 21%. A reduced 10% rate can apply to renovation of homes used privately by individuals, subject to conditions — confirm with your contractor or tax adviser.

- iii.Paying large advances. Payments should follow verified milestones, with a retention held until defects are resolved.
- iv.Underestimating what you cannot see. Old installations, damp and roof waterproofing are where budgets usually move.
- v.Skipping the licence. Works without the right permit can mean fines, stopped works and problems when you sell.
- vi.Managing many trades yourself from abroad. Without one party running the whole project, coordination falls back on you. A managed renovation removes that burden.

How much does a villa renovation cost on the Costa Blanca?
As a broad guide for 2026, excluding VAT, fees and taxes: a cosmetic refresh runs roughly €300–€600/m², a full renovation to a good mid-to-high specification roughly €900–€1,500/m², and an architect-led, high-end renovation roughly €1,500–€2,500+/m². Only a survey and a detailed, itemised budget give reliable numbers for your house — which is what we prepare during project definition.
How long does a full villa renovation take?
Allow 1–3 months for design and specification, 3–8 weeks for detailed budgeting and scheduling, anything from a few weeks to several months for the licence, and typically 6–12+ months on site for a complete villa renovation.
Do I need an architect?
Spanish building law requires a technical project when works alter the structure, the volume or the exterior composition of the building, or change its use. Many interior renovations do not legally require one. Where your project does, CostaVeyra brings the architect into the team and coordinates the technical project and licence.
Can I renovate my villa while living abroad?
Yes. CostaVeyra acts as your local point of contact and manages the renovation on site, with regular photo and video updates and decisions taken together at planned milestones. You do not need to be in Spain for the project to move forward.
