Comfort on the Costa Blanca is mostly about managing heat. Summers bring intense sun and warm nights; winters are mild but houses with tiled floors, no insulation and single glazing can feel surprisingly cold. CostaVeyra plans energy upgrades as a whole: comfort first, with lower running costs and a better energy certificate following.

Insulation, windows and doors

The building fabric is the place to start. Typical measures include:

  • Roof insulation, often the most effective single step on a single-storey villa or a top-floor apartment.
  • External wall insulation (SATE/ETICS), which wraps the house in an insulated, rendered layer and reduces thermal bridges. It changes the façade, so it generally needs the appropriate licence and, in communities, approval.
  • Thermal-break joinery. Aluminium frames with a thermal break, or good-quality PVC, combined with double or triple glazing and low-emissivity or solar-control coatings. Large sliding systems towards terraces and views are a popular upgrade; the frame profile, seals and track drainage all matter.
  • Shading. External blinds, shutters, overhangs and pergolas stop heat before it enters, which glazing alone cannot do.

Near the sea, frames need suitable coatings and stainless hardware to cope with salt air.

Heating, cooling and hot water

An aerothermal heat pump provides heating, cooling and domestic hot water from a single system, and pairs well with underfloor heating or fan coils. Where ceilings allow, ducted air conditioning gives quiet, even cooling with discreet grilles; split units suit rooms where ducts are not practical. Sizing should follow the fabric improvements, not precede them.

Solar PV for self-consumption (autoconsumo) generates electricity during the day, which suits homes that run air conditioning, a heat pump or a pool pump in daylight hours. Batteries can extend use into the evening. The system is designed around your real consumption, and the registration paperwork is handled as part of the installation.

Smart home and lighting control

Smart controls tie these systems together, allowing heating, cooling, blinds, lighting scenes and irrigation to be scheduled and managed remotely. For owners who live abroad part of the year, that means arriving to a cool house and being able to check it from anywhere. Wiring and control points are best planned at the design stage, alongside the lighting design.

Fabric first

Insulation, glazing and shading reduce the energy a house needs; heat pumps and solar then supply what remains more efficiently. Sizing equipment after improving the fabric avoids paying for oversized systems.

Permits and communities

Changing windows or adding external insulation alters the façade and, in apartments and many urbanisations, needs community approval. Roof-mounted solar may also have local rules. The procedure is confirmed with the ayuntamiento.

Coastal conditions

Salt air affects frames, fixings and outdoor units near the sea. We specify coatings and hardware accordingly, and position external equipment out of direct sun where possible.

Grants and certificates

Grants for energy improvements exist but change frequently, so current schemes should be checked before committing. An energy performance certificate is required to sell or rent, and an upgrade can improve its rating.

Questions owners ask

What is an aerothermal heat pump?

It is an air-source heat pump that extracts heat from the outdoor air to provide heating, cooling and domestic hot water. In the mild Costa Blanca climate it is a common replacement for gas, oil or electric boilers.

Do I need permission to replace my windows?

Like-for-like replacement is usually minor works, but a change in appearance, colour or opening size can require a different procedure and, in apartments and many urbanisations, community approval. We check with the ayuntamiento and the community before anything is ordered.

Is solar PV worthwhile for a holiday home?

It depends on how the house is used. A home occupied year-round, or one with a pool pump, heat pump or air conditioning running in summer, uses more of its own generation. The system is sized against your actual consumption.

Are there grants for energy upgrades in Spain?

Grants and tax incentives have been available for some energy improvements, but schemes, amounts and conditions change frequently. What is currently open should be confirmed with the relevant authority or a technical adviser at the time of planning.
